PHUKET, Thailand – September 04, 2026 – Undersun Estate, a leading Phuket-based real estate agency with more than 600 active listings across 15-plus districts, has partnered with Pruksa to support sales of selected Pruksa residential projects in Phuket to foreign buyers. The agency worked with Pruksa to build the transaction structure, contractual documentation and registration process required before the projects could be offered internationally. Pruksa has 33 years of experience in the Thai residential market and a portfolio of houses, townhomes and condominiums across the country.
Pruksa’s sales processes for the selected low-rise projects in Phuket had been built primarily around Thai buyers, so introducing them to foreign purchasers required a different approach: a clearly defined transaction, contractual documentation suited to international buyers, and a process that sales teams, agents and the parties handling registration could apply consistently. Undersun Estate drew on its experience with international buyers in Phuket to help Pruksa build a leasehold-based framework for selected houses, under which both the land and the house are held on leasehold terms. The selected houses have three or four bedrooms, 142-162 square metres of living space on 200-290-square-metre plots, priced from THB 6-7 million ($180,000).
The work included reviewing the transaction structure, discussing commercial terms and recommending adjustments for international clients. Pruksa then worked through the resulting structure and documentation internally and coordinated the relevant registration procedures with the authorities in Phuket. The goal was not to translate an existing Thai-language sales process into English, but to build a structure that international buyers, agents and advisers could understand and apply directly.
“Working with foreign buyers is not simply about advertising a Thai property overseas. The agency now works with other real estate agencies and independent agents representing foreign buyers, running project presentations and inspections, organizing client viewings and supporting agents through the transaction, and it also works directly with international purchasers on the transaction structure, project documentation and the steps required to complete a purchase. International clients are already viewing the projects, reserving properties and proceeding with transactions.
